Residential block management 

We manage residential blocks of flats across London and surrounding areas, from 4-unit house conversions to multi-tenanted estates involving complex estates with multi-scheduled budgets. Communication is essential and all our Property Managers will hold general residents’ meetings, and when required, will also meet residents individually to discuss their specific needs.

Commercial management

Our comprehensive commercial management portfolio includes over 400 commercial units ranging from office buildings, industrial estates, and single use retail premises. As with all the properties we manage, we adhere to current health and safety legislation.

Mixed use developments

Our combined residential and commercial expertise comes to the fore with mixed use developments due to their complex requirements. We work closely with our clients to meet the needs of our residential and business occupants, by drawing on our experience of multiple specialist disciplines to create the right solutions.

Our services include:

  • service charge collection (and ground rent if applicable) in accordance with the lease
  • routine maintenance on each site

  • reminders of outstanding balances and arrears collection

  • full reporting of the collection process and progress in the collection of any arrears.

Management of On-site Staff/concierge

Professional on-site staff are key to the success of a development and in turn, satisfaction of the residents.  We take great pride in recruiting the right people and continuously monitor their performance to ensure this satisfaction is maintained.

We have extensive experience of managing teams of on-site staff for developments including Porters, Concierges, Building Managers, Estate Managers, and on-site cleaning teams.

Contractor Management:

We have an extensive list of approved contractors delivering high quality services. Our dedicated team ensures all our contractors have up to date Health & Safety, insurance documentation and relevant accreditations. 

Our developments receive services at a competitive price due to our position in the marketplace. Our procurement initiatives mean we can offer several cost certainties across many types of expenditure, delivering substantial savings in areas such as lift, mechanical and electrical plant maintenance, utilities, and insurance.

Our contractors act as our ‘eyes and ears’ on site, noting areas for improvement and reporting any maintenance issues that need to be addressed. This helps us deal with issues quickly and efficiently, maintaining the standards residents expect.

Financial Planning/budgets/period reports

We recognise that the sound financial management of a development requires a high level of financial expertise. Each of our in-house Property Managers has the full support of the Accounts department to help monitor their finances.

This financial support includes working with the client to produce an annual budget which will make provision for future works whilst providing the funding that will maintain the site. Our comprehensive financial reporting, delivered promptly, includes expenditure against budget (with accruals and prepayments), reserve reconciliations and cash balances. We produce void schedules upon request for our developer clients, and credit control reports on debtors and arrears collection.
